What is the Application Process?
We must receive the following items at least two business days after you leave a
deposit:
- A completed application from each prospective resident- don't forget to sign at the bottom.
- A copy of each applicant's photo identification I driver's license.
- Documentation of all income sources.
If applicable, a Guarantor must provide the following:
- A completed application from each guarantor -don't forget to sign the bottom.
- A copy of each guarantor's photo identification / driver's license.
- A copy of each guarantor's two most recent pay stubs or income verification.
- A completed and notarized Lease Contract Guaranty form (this form will be provided for you, but you will be responsible for getting it signed and notarized).
Please note: Required applicant and cosigner applicant materials may also include, but are not
lirnited to the following: paycheck stubs or tax forms, all prior rental history, including names,
addresses and phone numbers, etc.
You will need to make an appointment with the rental office to sign your lease after
your application has been approved. Please contact us to establish a date and time.
What do I need to know to Move In?
When you arrive on your move in day, you will need the following:
- Balance due, including first month's rent if on or after the 15th of the month and security deposit, plus the prorated amount for early move in (if applicable). All monies due at move-in must be in the fonn of a cashier's check, money order, or credit card. Cash and personal checks will not be accepted.
- Pet deposit that will be refundable towards last month's rent.
What are the Rental Guidelines?
- Verified employment and income (two most recent paycheck stubs, W2's or tax forms) .
- Satisfactory Rent to Income ratio.
- Good prior rental history, landlord references and verifiable timely rental payments.
- No prior evictions and no evidence of a breach of lease.
- Good housekeeping habits.
- Good credit check and credit references.
- Government Issued Photo Identification.
- Satisfactory criminal background check.
- Head of household must be 18 years or older. Everyone over the age of 18 must complete an application, sign the lease, and meet all rental guidelines.
- Management will not discriminate on the basis of race, color, national origin, religion, sex, disability, familial status, or any other characteristics protected by applicable local, state and federal law.
- The following occupancy standards apply:
- 2 persons per bedroom plus a child up to age 24 months
- If a tenant child reaches the age of 24 months during a lease term, causing the occupancy
guidelines to be exceeded, the tenant(s) shall be allowed to complete the lease term.
However, at the end of such lease term, the tenant(s) shall either relocate within the
property to a unit that meets these occupancy guidelines or move from the property.
All applicants must qualify for approval based solely on the above guidelines.
In the event an applicant lacks any rental history or has an imperfect credit history, the Owner/Lessor, at its sole and unfettered discretion, may allow a qualified co-signer to guaranty the applicant's obligations.
